Property Acquisition Strategy
Tuscan Developments is constantly on the lookout for
underutilized properties that can cost-effectively be
developed into Tuscan Homes. Before acquiring a subject
property, Tuscan Developments meets with the local municipal
Planning & Development Department to review their community
plan and zoning requirements. A local area character study and
arborist’s tree survey may assist in this analysis. They then
meet with the municipal Engineering Department to discuss road
layouts, property access points, drainage, water and service
connections.
Development & Construction
After land acquisition, depending upon the nature of the
development, Tuscan Developments will apply for the
appropriate zoning and planning approvals. The construction of
a subdivision’s roads and services connections (water, sewer,
drainage) are subcontracted to engineering specialists. The
careful layout of each property and the unique design of each
Tuscan Home is what gives a development character. Tuscan
Developments designs and general manages all Tuscan Home
construction.

Renovation of Farm
House We took an old
farmhouse built in 1945 and introduced space and sunlight.
Without changing the original
exterior structure or foundation, we centered the flow around the
kitchen … we gave it Heart and Tuscan Charm with
French doors leading to the garden and orchards.
We gave the basement its own
fireplace and introduced sunlight through above ground windows.

Subdivision - Half
Acre Lots Our original
intent was to subdivide the property to three lots but in Tuscan
Style, we could not resist the beauty of a full half acre of space
in which to design and build a Tuscan Home.
We subdivided into two lots,
built an access lane as per the local community plan and set our
design/building budgets on par with the current market.
Existing home was renovated,
creating open space and sunlight without changing original
structure. Garage and workshop repositioned to accommodate city
lane.
We will position the home to ensure privacy and southern exposure.
An “L” shape design will provide privacy and facilitate the
Tuscan Kitchen and Living Area layout.
